It's the start of a brilliant lifestyle connection and heralds many more to come on a personal level ... the linkage now has been made between the Dockside Mildura marina and the Murray River. The aerial photograph below shows the bund wall in its final hours of existence ... its role was to separate the two water bodies during the construction period and it did the job perfectly. Reflecting the engineering excellence which has underpinned the design and construction of the marina, removal of the bund wall happened smoothly with no siltation being pushed into the river. A sediment curtain was in installed as an environmental security measure - you can see it in the photo as a yellow line connecting both sides of the entrance channel, on the Murray River side of the marina. For almost a year, ground water flowing into the marina basin through the natural aquifer, has been pumped out of the marina basin during construction and into the neighbouring wetlands reserve as a nourishing water flow. But as the timing of the marina basin opening moved closer, the water level in the marina was allowed to rise until it was almost at the same height of the Murray River. At that point, the bund was removed allowing water levels to balance between the marina basin and the river. The marina basin has drawn no water from the Murray River. It has been filled by the groundwater aquifer and will provide a significant infrastructure benefit by increasing the city's water storage capacity. Dockside Mildura also will continue to play a significant role in Mildura's flood management strategies. What Happens Next
The next stage of construction works will see installation of the floating pontoons and aft mooring piles along with the bridge's historic superstructure, completed. A marina full of water also heralds the finalisation of the first purchase contracts - those relating to the 15 Premium Waterfront Homesites and the first stage of marina berths including those for the commercial houseboat operators. Dockside Mildura's architects have commenced preliminary work on the design of the residential villas which will flank the southern side of the marina. Once design work for the first villas has been finalised and fit-out schedules prepared, plans and indicative pricing will be released. We are aware that many people are eagerly awaiting these plans. However, in keeping with Dockside Mildura's undertakings made some 14 years ago, the marina basin and infrastructure will be created first. The residential components then will be released based on the reality of the marina existing - not a future promise. Those people who have registered their interest as potential purchasers via the www.docksidemildura.com.au web site, will be given the opportunity to purchase ahead of the market at large. Villas will be designed in an integrated, waterfront streetscape. However, there will be a variety of design options and sizes to ensure an appropriate spread of residential products. Dockside Mildura will be undertaken in a series of well planned development stages constructed in accord with the provisions of an approved masterplan. Architects now are working on the first stages of residential development which will comprise a selection of Harbourfront and Harbourview villas. Plans and prices will be released in due course The Dockside Bridge will incorporate super-structure from the original, single lift span bridge which was built in 1924 to cross the Murray River between Buronga and Mildura. All of the 15 Premium Waterfront homesites were sold in early 2007 through private Invitations To Purchase. Around half of the marina berths, including those for commercial houseboat operators, also have been released and sold through private Invitations To Purchase. Future releases of marina berths will be made in conjunction with the release of future residential villas and apartments. Again, they will be offered via private Invitations To Purchase extended to those people who have formally registered their interest as purchasers via the www.docksidemildura.com.au web site. The retail component of Dockside Mildura will be undertaken in conjunction with the residential components.
